A VA-backed purchase loan can be a valuable option. Start by confirming your benefit and the full purchase budget.

VA backs a portion of an eligible loan made through a private lender. You still need to meet credit, income, occupancy and property requirements. Jay can help you understand the questions to resolve before you make an offer.

EligibilityCosts to plan forPurchase stepsCommon questions

First, confirm eligibility and entitlement.

A Certificate of Eligibility (COE) documents eligibility for the VA home loan benefit. Qualifying service requirements depend on your service history and status. Some surviving spouses may also qualify. A COE does not replace the lender’s financial review or mean the loan is approved.

If you have used a VA loan before, bring that up early. Have Jay review your current entitlement and any existing VA loan before you assume what can be financed without a down payment.

No down payment does not mean no closing costs.

Eligible borrowers may be able to buy without a down payment, subject to entitlement, lender requirements and the property’s appraised value. A price above the appraised value can create a cash gap. VA purchase loans do not require monthly mortgage insurance.

FUNDING FEE

Confirm whether it applies.

A one-time VA funding fee may apply. Its amount can depend on prior use of the benefit and the down payment. Certain borrowers are exempt, including some receiving qualifying service-connected disability compensation. Have your exemption status confirmed.

The fee can be paid at closing or financed. Financing it increases the balance and the interest you pay.

OTHER CASH NEEDS

Keep the full budget in view.

Plan for applicable lender and third-party charges, prepaid items, escrow deposits and any down payment or appraisal gap. Credits may help with eligible costs, but must be confirmed.

VA generally allows only the funding fee to be financed into a purchase loan—not all other closing charges.

Plan the purchase in four steps.

  1. Discuss the benefit and your budget. Review your COE, prior VA use, comfortable housing payment and funds available after closing.
  2. Prepare for the lender’s review. Confirm income documentation, credit review, debts and the property you intend to occupy. Keep sensitive documents in the secure application process.
  3. Coordinate the property review. The VA appraisal considers value and minimum property requirements. It is not a home inspection. Discuss inspection and contract protections with your real estate professional.
  4. Review the final details. Reconcile the Closing Disclosure with the offer, confirm the cash required and resolve outstanding conditions before closing.

Questions before applying

Can I use my VA benefit more than once?

It may be possible. Existing loans, remaining entitlement and restoration rules matter. Have Jay review your prior use rather than assuming the benefit has been used up.

Can I use a VA purchase loan for a rental I will not occupy?

VA purchase financing has occupancy requirements. If you are buying a property solely as an investment, discuss a different route in the rental-property financing guide.

Will every lender offer the same rate and fees?

No. Request comparable Loan Estimates and review the complete costs. Your VA benefit does not set one universal interest rate across lenders.

Compare offers using your timeline.

Use the fixed-rate comparison tool with the same base amount borrowed. If a VA funding fee is financed, enter it as a financed loan cost. The tool does not determine your eligibility or funding-fee exemption.
