LOAN OFFER COMPARISON

Which loan fits your plans?

Compare the interest rate, total loan costs and payments side by side. For a refinance, costs start out included in the new loan balance.

A lower rate can come with higher costs.

Compare the same amount needed before fees. See how the rate and loan costs work together over the time you plan to keep the loan.

1

Set your amount and timeline

Use the same borrowing amount so the comparison is fair.

For a refinance: existing loan payoff + any cash out, before loan costs. For a purchase: price minus down payment.

How long will you keep the loan?

Compare the time until you expect to sell, pay off or refinance (1–40 years).

Compare rate and total loan costs

Loan costs are included in the balance by default. Use each offer’s total costs after lender credits; choose cash or split payment if applicable.

How the calculation works

The model uses scheduled monthly principal and interest, your entered mortgage-insurance amount and duration, and your entered loan costs. Financed fees increase the starting balance. Payments stop when the loan is paid off.

It does not model adjustable rates, interest-only periods, temporary buydowns, balloon payments, prepayment penalties or extra payments. It does not calculate APR. Actual lender calculations, mortgage-insurance changes and payment rounding may differ. It cannot assess approval, affordability or the best loan for your situation.

For a purchase budget that includes taxes, homeowners insurance and HOA dues, use the monthly housing payment calculator. For different down payments, loan proceeds or complex structures, have Jay compare the complete scenarios.
