START WITH UNDERSTANDING

The details matter.

Start with the property and your investment goal. Jay can review your scenario and discuss the documentation, cash requirements, and terms of available DSCR programs.

DSCR stands for debt service coverage ratio. Program requirements vary. Rental income is one part of the review; this is not an approval or a promise of qualification.

Three questions
worth asking.

  1. Are you purchasing, refinancing, or exploring cash-out?
  2. What rent does the property earn or expect to earn?
  3. What are the property expenses and your ownership plans?

How does DSCR financing work?

A debt-service coverage ratio compares qualifying rental income with the property's qualifying housing payment. For many residential DSCR programs, that payment includes principal, interest, taxes, insurance and applicable association dues. Lenders determine the income and expenses they accept.

Illustration: $2,500 in qualifying monthly rent divided by a $2,000 qualifying housing payment equals 1.25. That ratio alone is not an approval. Requirements vary by lender, loan structure and property.

What else does a lender review?

  • Property type, condition, occupancy and rental documentation.
  • Credit profile, down payment or equity, and reserves.
  • Ownership structure and any personal-guarantee requirements.
  • Prepayment terms, fees and how the payment may change.

Purchase and refinance questions

For a purchase, bring the listing, expected rent and available funds. For a refinance, bring the existing loan details and lease information. Ask how vacancy, repairs and management costs affect your own cash flow even when they are not included in the lender's qualifying ratio.

Program availability, including any interest-only option, is scenario-specific. DSCR investment-property financing is not a substitute for an owner-occupied home loan.
