HOME PURCHASE
Home purchase loans. A plan before the keys.
Put the financing conversation before the house hunt—or bring the home you already have in mind.
START WITH UNDERSTANDING
The details matter.
Look beyond the interest rate. Review the estimated payment, taxes, insurance, closing costs, and cash needed to close. A Loan Estimate helps you compare the details of loan offers.
An initial conversation is not a preapproval. Loan approval requires application, underwriting, and property review.

Three questions
worth asking.
- What monthly housing payment feels comfortable?
- How much cash do you want to use at closing?
- What is your timeline, and have you found a property?
Compare the complete purchase budget.
Conventional, FHA and VA loans have different eligibility, insurance or funding-fee considerations. The right starting point is your purchase budget, available funds, property plans and eligibility—not a loan label.
Ask for estimates of principal and interest, taxes, insurance, any mortgage insurance and association dues. Separately plan for closing costs, prepaid expenses and a reserve after closing. An initial preapproval is conditional; property review and final underwriting still matter.

- Set a payment range that leaves room for maintenance and other goals.
- Discuss your income documentation and the source of funds for closing.
- Confirm the property type and expected purchase timeline.
- Ask what could change between preapproval and final approval.
