BUSINESS OWNERS · FREELANCERS · SELF-EMPLOYED BORROWERS

Self-employed mortgage questions?
Let’s make a plan.

Self-employed? Start with how your income works, the records you have and what you want the financing to accomplish.

Running a business and qualifying for a mortgage involve different views of your income. A useful review connects the two.

How is self-employed income reviewed?

For a conventional loan following Fannie Mae’s guidelines, the review considers the stability of income and the business’s ability to keep producing it. Business revenue, taxable income and the amount available to support your mortgage can differ.

Your ownership, business structure, income history and recent changes can affect the analysis. Explain seasonal patterns or a significant change in earnings early, so the documentation request matches the situation.

What documents should you discuss?

Ask Jay which records apply to the program being considered before gathering or uploading a full packet. A conversation may cover:

  • Personal tax returns and relevant schedules.
  • Business returns or ownership records, when applicable.
  • Recent business financial information, such as a profit-and-loss statement or balance sheet, if requested.
  • Statements documenting funds for closing and any reserves.

The requested periods and documents vary. If business funds will be used for a down payment or closing costs, ask how the withdrawal’s impact on the business will be reviewed.

What about bank statements or other documentation?

Ask whether a current program can evaluate your situation using an alternative documentation method. Confirm the exact records required, how income and business expenses would be evaluated, and how the rate, fees, down payment and other requirements compare.

An alternative way to document income still has underwriting requirements. Avoid assuming that a program name alone establishes eligibility or removes the need to verify your finances.

Bring these questions to Jay.

  1. Which income sources and businesses should be included in the review?
  2. What documents and time periods does each available option require?
  3. How would a recent change in my business affect the next step?
  4. What funds can I use at closing, and what should remain available?
  5. How do the costs and requirements compare across the options?

Common questions.

Does being self-employed rule out a conventional mortgage?

No. Conventional guidelines provide a process for evaluating self-employed borrowers. The result depends on the full application, documentation and applicable requirements.

Should I change my tax return to qualify?

Give accurate information and discuss tax decisions with your tax professional. Ask Jay to explain how your documented income is evaluated for the available mortgage options.

Can I get a second look after another lender declined?

You can discuss the reason for the decision and whether another available approach merits review. A new review does not guarantee a different outcome. Use the second-look checklist →
