YOUR ILLUSTRATION

See how the numbers fit.

Adjust the assumptions and select Calculate scenario.

Estimated home equity = property value minus all loans secured by the home. For example, a $600,000 home with $400,000 in secured loans has $200,000 in estimated equity. At an assumed 80% combined loan-to-value limit, the mathematical borrowing room is $80,000 before fees—not the full $200,000. The 80% limit is an illustration, not a program offer.

How the calculation works

Illustrative additional borrowing room = home value × assumed combined loan-to-value limit − existing secured loan balances, with a minimum of zero.

This is not a quote, prequalification, approval or commitment to lend. The calculation excludes closing costs, fees and program-specific treatment of existing credit lines. A lender determines the property value, qualifying balances and available limits. Income, credit, property type and other underwriting requirements also matter.

Estimated equity is different from cash available to borrow. Your home secures any new mortgage debt. Compare affordability and repayment obligations as well as borrowing capacity.
